Who to contact
Anything unsafe or actively causing damage goes to the after-hours line. Everything else goes through the logged channel, where it is dated, traceable and impossible to lose in somebody's message history.
Questions about rent, receipts or your ledger are an accounts matter. Questions about your term, a rent change or moving out are a tenancy matter, and they are answered in writing because they need a record.
Repairs are covered on maintenance requests, payments on paying rent, and anything that needs a person rather than a form goes through contact.
Moving in
Everything at the end is judged against it, so disagree now rather than at move-out.
Check the first receipt, because wrong details repeat every month until somebody notices.
The after-hours line and the logged channel, so neither has to be found in a hurry.
The building policy covers the building. Your belongings inside it are not part of that.
Knowing the rules
Notice periods, deposit rules, rent increase limits and the grounds for ending a tenancy are all set by the housing authority where the property sits, and every one of them is published openly.
A manager who cites the rule rather than paraphrasing it is giving you something you can check. One who says a thing is simply not allowed, without saying where that comes from, is giving you an opinion.
The same rules are what govern the formal process and the notice on renewals. Our own standards are set out on about, and they do not override the statute.
