Repairs and turnovers
A turnover is where a year of small wear lands at once. Done properly it takes days and lets quickly; done badly it costs a month of vacancy on top of the work.
What a turnover is
The scope comes from the move-out inspection rather than a walk-through impression. Comparing it against the move-in report is what separates fair wear from damage, and that distinction decides who pays.
Cleaning, paint touch-ups, minor repairs and any deferred items are scheduled together so the unit is down once rather than three times. Larger work is quoted to the owner first, at the costs set out here, before a contractor is instructed.
The unit is photographed once complete, which becomes the move-in record for the next tenancy and the evidence for any recharge from the last. Marketing starts only when it is genuinely ready to show.
The make-ready
Condition recorded and compared against the move-in record, with photographs on both sides.
Work split into wear and damage, with anything above the approval limit quoted first.
Trades sequenced so the unit is down once, not repeatedly across three separate weeks.
Photographed complete, listed, and shown only once it presents properly.
Wear or damage
Fair wear is what any tenancy produces: traffic marks, minor scuffs, ageing finishes. It is the owner cost and it is priced into the rent. Damage is different in kind, not merely in degree.
The line between them is only defensible with two condition reports and photographs. Without the move-in record there is nothing to compare against, and a recharge that cannot be evidenced will not survive a challenge.
Where a recharge is appropriate it comes off the deposit under the rules that apply locally, with the supporting record attached. Anything beyond the deposit is a separate matter and is set out on the arrears and disputes page, with costs itemised.

Turnover between tenants took nine days: cleaning, paint, two small repairs and new photos. The next tenant moved in on the first.
Repair quotes come in pairs with a recommendation. I have never paid the first number I was shown.
