Maintenance costs
Repairs are the least predictable line in any statement, and the markup on contractor invoices is where two identical-looking agreements diverge most. This sets out the ranges and the clauses worth reading twice.
Where the money goes
Maintenance coordination markup runs 10% to 20% on contractor invoices in published schedules. It pays for triage, dispatch, vendor access, follow-up and checking that the work was actually completed.
An uncapped maintenance markup is the clause to question. A percentage with no ceiling scales with the size of the repair, which rewards the expensive fix rather than the cheap preventative one.
Inspection fees of $75 to $250 per visit cover move-in, move-out and annual interior visits. What each records is on inspections, with maintenance and turnovers alongside.
What a repair costs

Turnover and prevention
Turnover maintenance is the cluster between tenancies: turnover cleaning, paint, minor repairs and the make-ready work that gets a unit photographable. It recurs with every move-out rather than randomly.
Preventative spending is what keeps that bill small. A photo-documented inspection that catches a slow leak turns a floor replacement back into a plumber and a washer, which is the whole argument for the visits.

The questions owners ask about repairs.
The maintenance markup is printed on every invoice next to the contractor's own bill. I can see exactly what I paid for coordination.
