Management services
Everything recurring sits inside the monthly percentage. The work charged separately is named here, with the trigger that fires it. Nothing is billed without the invoice behind it, and nothing recurring is moved outside the percentage once the agreement is signed.
How the work splits
Recurring work sits inside the monthly percentage: rent collection and arrears follow-up, owner payouts on a fixed date, maintenance coordination and work-order oversight, and the statement that reconciles rent in against costs out at every month end.
Work that happens once per event is charged once per event: placement when a unit is filled, a renewal fee when an existing lease is re-signed, and eviction handling when a tenancy has to end.
Light-touch plans drop maintenance coordination and sit near 4% to 6%, which means contractor calls come to you. Full service sits at the top of the range. Rates vary by unit count and property type.
