Service Area
One agreement covering leasing, rent collection, maintenance and reporting, on whatever you own here. Most owners come to us after doing it themselves for a year and deciding the evenings were not worth it.
What we manage here
Condo suites, freeholds and townhouses, small multiplexes, secondary suites and the occasional commercial unit all sit in the same portfolio, because an owner rarely holds only one kind of thing.
The work is identical in structure whatever the building: position it, lease it, collect the rent, handle the repairs, report on it monthly. What changes is the condition and the rules attached.
The full list is under property types, the work itself under services, and what it costs under costs.
Getting started
A written view of the rent and the time to lease, before any agreement is signed.
Fee schedule, notice period and exit terms on paper rather than in a conversation.
Marketing, showings, screening and the photo-documented move-in condition report.
Rent collected, repairs triaged, and a month-end statement that you actually receive.
Why owners switch
Nobody answers, nothing is written down, and the statement arrives late or not at all. Those three account for almost every owner who moves from one management company to another in this market.
The fix is dull rather than clever: a logged channel for every request, a month-end statement on a fixed date, and a named person who knows the building rather than a rota.
How that runs day to day is on reporting and maintenance, and what our agreement includes is on management fees.
What we do here
One agreement covering all of it.
