Tenant placement
Listing, showings, screening and the signed lease. It is the largest single cost after the monthly percentage, and it is charged per placement rather than every month.
What placement covers
It begins with pricing the unit from what comparable homes actually leased for nearby, not from what similar units are currently asking. Asking prices include the ones sitting empty because they are priced wrong.
Then marketing: photographs, listing copy and the portals the unit appears on. Showings are run by the manager rather than left to a lockbox, because a showing is also the first read on an applicant.
Applications go through screening on one written standard, and the lease is signed with the deposit collected and the move-in inspection booked before keys change hands.

Set from local comparables that actually leased, because a month empty costs more than the difference in rent.

How it is charged
Standard ranges are 50% to 100% of one month of rent. On a unit at $2,400 that is $1,200 to $2,400, charged when the lease is signed rather than spread across the term. The placement fee page sets out what moves it.
Run it together with the monthly percentage before comparing two managers. A provider charging a full month on placement plus 10% ongoing reaches about 18% of rent across year one, which is a different figure to the one advertised.
Turnover frequency decides whether that matters. One fee spread over a three-year tenancy is a modest cost; the same fee charged annually is not, which is why screening and renewals are worth as much as the listing.
