Owner portal
Statements, invoices, condition reports and the tenancy record in one place, updated as the month runs rather than assembled at the end of it. Every charge carries the invoice behind it, so a figure on a statement can be traced back to the work that produced it.
What is in it
Every monthly statement, with each contractor invoice attached individually rather than folded into a single maintenance figure. The detail is what makes the total useful.
Alongside them: the lease, every condition report with its photographs, the work-order history against the unit, and the correspondence that matters. All of it retained for the whole tenancy.
It updates as the month runs, so the statement formalises what you have already been able to see rather than revealing it. Nothing in a statement should be the first you hear of it, which is also the point of the approval limit.

Why it matters
The portal record belongs to the property, not to us. If you change manager it transfers, and a provider reluctant to release it is worth noticing early rather than at the point you need it.
It is also what supports a recharge, a deposit deduction or a claim under a rent guarantee. None of those survive on memory, and all of them depend on documentation assembled at the time.

The portal shows the rent received, the repair invoices and the year-to-date figure. I stopped keeping my own spreadsheet.
Statements arrive on the fifth of every month with the contractor bills attached. Tax time took an afternoon instead of a weekend.
