About us
One fee schedule with the add-ons named, a manager who knows your building, and a statement every month you did not have to chase. Most of what owners want is that unremarkable.
How we work
Almost every dispute in this industry starts with something nobody wrote down. Who mows the lawn, what the markup is, when the statement arrives, what happens in a vacancy.
So the agreement names the fee, the add-ons, the notice period and the exit before anything begins. An owner who has to ask what something costs has already been let down once.

What we will not do
We do not quote a headline percentage and leave the add-ons to be discovered. Setup, renewal, inspection and markup are all on the schedule before anything is signed.
We do not mark up a contractor invoice and present it as the contractor's price. The invoice is passed through and the coordination charge is shown as its own line.

They told me on the first call what the fee did and did not cover, in writing. Two years later the statements still match that first email.
Same manager for our duplex since day one. She knows the tenants by name and calls me before a decision, not after.
