Placement fees
Filling a vacancy is charged separately from managing the tenancy, and it is the single largest one-off in most agreements. Half a month to a full month of rent is the range, with renewals charged separately again.
The one-off
Every one of the five cost surveys puts the tenant placement fee between 50% and 100% of one month rent. It covers the lease-up process end to end rather than a single showing.
That work is rental positioning, photography, listing, fielding enquiries, conducting showings, comprehensive tenant screening, the lease itself, then key delivery and the move-in condition report.

The number that matters
A provider charging 100% on placement plus 10% ongoing is, on a $2,400 rental, running at roughly 18% in year one. That combined figure is the honest comparison, and almost nobody advertises it.
It also explains why tenant retention is worth more than a slightly keener headline rate. A tenancy that renews twice avoids two placement fees, which dwarfs a point of monthly percentage.
