Lease renewals
Renewal is raised well before the term ends so nobody is deciding under pressure. This covers what can change, what happens if you do nothing, and how to give notice if you are moving on.
What renewal means
A renewal is simply the next term on stated terms. It is raised months ahead so you can plan, and so the owner is not filling a vacancy at short notice in a slow part of the year.
What can change is limited. Rent may move within whatever notice and cap local law imposes, and occasionally a clause is updated. Anything proposed arrives in writing rather than as a conversation.
Doing nothing usually rolls the tenancy into a month-to-month arrangement, which local law defines rather than the landlord. The FAQs cover that, and leasing and resources hold the forms.
How renewal runs
Months before the term ends, so neither side is deciding at short notice.
Any change to rent or clauses arrives in writing, with the notice the law requires.
Renew, move to month-to-month where law allows it, or give notice that you are leaving.
Either a signed next term, or a move-out date and a closing inspection booked.
If you are leaving
Notice has a required form and a required period, both set by law rather than by preference. Given correctly, the tenancy ends cleanly. Given casually, it often does not end when you expected it to.
A closing inspection is compared against the report taken when you moved in. Fair wear is expected and is not chargeable, which is exactly why that first report matters so much.
