Where we work
The same fee schedule and the same monthly statement apply everywhere we manage. What changes between areas is rent, not the way the work is run. Each area page carries the rents, the building stock and the demand pattern that decide what a unit should list at.
What changes by area
Management runs the same way in every area we cover: the same screening standard, the same triage on maintenance, the same statement at month end and the same written fee schedule.
What differs is the rent a unit can carry, and that is set from what comparable units actually leased for nearby rather than from a listing price. A rent estimate is where that starts.
Demand also differs by area and by season, which affects how long a unit sits empty between tenancies. A month of vacancy usually costs more than the difference between two asking rents.
Taking on a property
The area, the property type and the unit count. Enough for a rent range and a fee range.
What similar units actually leased for nearby, not what comparable units are currently asking.
Condition and access decide the real coordination load, and whether the rent estimate holds.
The same fee schedule that applies everywhere else we manage, with every extra named.
