A whole house hands the tenant far more than a suite does: a yard, a driveway, a furnace and a roof over it all. Most disputes here are about who was supposed to do what.
Dividing the work
Grass, leaves, snow and the driveway have to belong to somebody in writing. Left vague, they become an argument in the first season, and a complaint from a neighbour shortly after.
Either the tenant takes them with a rent set accordingly, or the owner contracts them and prices that in. Both work. What does not work is assuming the other side understood.
The detail is on single-family homes and townhouses, with the upkeep schedule on maintenance.
Before the tenancy
Yard, snow, filters and bulbs assigned by name in the lease, not left to good sense.
Furnace, water heater and any sump checked before handover rather than in January.
A condition report covering the yard, drive and exterior, not only the rooms.
Whoever owns the snow needs a contractor arranged before the first fall, not after.
What breaks first
Gutters, grading, a cracked driveway and a roof nobody looked at are where the expensive repairs start. A tenant reports a wet basement; the cause was outside and visible a year earlier.
That is the argument for annual interior and exterior visits rather than only turnover ones. A photo-documented inspection turns a floor replacement back into a downspout extension.
