Rental application

Your Brampton rental application, and what we need

Everything asked for is listed here up front. Most delays come from missing paperwork rather than from the checks, so arriving complete usually means a decision inside two days.

  • document list given up front
  • same standard for every applicant
  • written reason if declined

What to have ready

Arrive complete and it moves fast

Photo identification, proof of income covering recent months, employment details, and contact information for a previous landlord. Self-employed applicants should bring filed income rather than a stated figure.

Income is generally tested at around three times the monthly rent. If yours sits below that, say so early: a guarantor or a larger deposit where local law permits one can often bridge the gap.

Everything is checked the same way for everyone who applies, which is set out on the screening page. Once approved, the lease, the first and last month's rent where local law requires it, and the utility transfer follow, then the move-in inspection before keys are released.

How it runs

From viewing to keys in Brampton, four steps

  1. View the unit

Shown by a manager, so questions about the property get answered on the spot.

  2. Apply

With the documents listed above, because missing paperwork is what causes delay.

  3. Checks run

Credit, income verification and reference calls, usually complete within two business days.

  4. Lease and move-in

Lease signed, deposit paid, condition report completed, then keys handed over.

If it is borderline

A decline is not the only outcome

A thin credit file is not the same as a damaged one. Newcomers and younger applicants often have very little history, and that is assessed on income, employment and references instead.

Where an application sits close to the line, conditions can bridge it: a guarantor, a larger deposit where the law allows, or a shorter initial term. It is worth asking rather than assuming a decline.

If the answer is no, you are told why in writing. That is fairer to you and it shows the same standard was applied to everyone, which is the point of running one written test. Other listings are on available rentals, and resources covers the rest.

Brampton rental application questions

The questions applicants ask most.

Photo identification, proof of income covering recent months, employment details and a previous landlord contact. Self-employed applicants should bring filed income rather than a stated figure.
No. Applying costs nothing, and you are never asked for money before a decision. Any request for a deposit at the application stage is not coming from us.
A thin file is not a damaged one. Newcomers and younger applicants are assessed on income, employment and references instead, and the reasoning is recorded either way.
Often yes, and it is worth raising early rather than after a decline. A guarantor, a larger deposit where law permits, or a shorter initial term can all bridge a borderline application.
Yes, in writing. It is fairer to you and it demonstrates the same written standard was applied to every applicant rather than an impression formed at a viewing.
Yes, and it is worth saying so on the form. One set of documents covers every application, and you are only asked to commit once a decision is made.
