Nightly rentals

The cost difference
Long-term tenancies turn over once yearly. Nightly rentals turn over weekly, and each turnover requires cleaning, fresh linen, restocking supplies, inspection and guest communication.
That volume of repeated work is why the industry charges 15% to 25% of booking revenue instead of the 8% to 12% of rent charged on standard long-term management. It is a different quantity of work entirely.
The owner also supplies and replaces furniture, linen, kitchen items and consumables. Wear accumulates far faster than in a long-term tenancy. Run the numbers against a standard rent comparison before committing to furnish.

Before you invest
Many municipalities regulate or ban nightly letting, and many condo declarations forbid it entirely. Either can eliminate the plan regardless of projected revenue.
Rules are verified before any financial modelling. A unit whose declaration prohibits nightly letting is a long-term rental, and demand does not change that. The inspection schedule remains the same.
Where permitted, compare the full picture: gross booking revenue against the higher management rate, cleaning, linen, consumables, furnishing and seasonal gaps. Sometimes a long-term tenancy nets more with significantly less work.
