What is different
Screening, collection, maintenance and inspections all run exactly as they do for a local owner. Nothing about the tenancy changes because the owner is in another time zone.
What changes is the cost of a question. A query that takes a local owner a phone call takes a non-resident owner a day, so the record has to answer most of them without anyone being asked.
The approval limit matters more for the same reason. Set too low, routine repairs sit waiting on a reply across time zones; set sensibly, the work proceeds and the statement reports it.
Setting up from abroad

Tax and withholding
Non-resident owners commonly face withholding on rental income and a filing obligation, and both differ by country and by the treaty between the two. This is an accountant question rather than a management one.
What we do is administrative: withhold where required, remit on schedule, and produce the year-end figures in a form an accountant can use directly. What we do not do is advise on the position.
That distinction is worth insisting on from any manager. A provider offering tax advice alongside reporting is offering something it is probably not qualified to give. See what the agreement covers and portfolio reporting.
