Owner reporting
Rent in, costs out, the fee on its own line and every contractor invoice attached. One statement a month, and a year-end summary that goes straight to an accountant.
What a statement shows
The statement opens with rent received and the date it cleared, not with a net figure. An owner should be able to see what arrived before seeing what was taken out of it.
Costs follow, itemised, with the contractor invoices attached rather than summarised into a single maintenance line. The management percentage sits on its own line so it is never buried among repairs.
The payout figure closes it, on the same fixed date as the rent collection cycle. Nothing appears on a statement that was not on the fee schedule agreed before the first tenancy started.

Why the detail matters
A single line reading maintenance tells an owner nothing. It could be one large job or nine small ones, marked up or at cost, and there is no way to tell which from the figure alone.
Attaching the invoices costs nothing and answers all of it. It also makes any markup visible, which is precisely why some providers summarise instead of attaching.
At year end the same detail is what an accountant needs. A summary assembled from real invoices is quick to produce and defensible; one reconstructed later from memory is neither. See the portal and non-resident reporting.
