Single-family homes
One tenancy, one building, and every system on your account. There is no corporation behind a house, so roof, furnace, plumbing and yard all sit with the owner.
The whole property
Everything from the roof down is the owner responsibility. Heating, plumbing, electrical, windows, the exterior and the yard all generate work orders, and there is no shared fund covering any of it.
That makes maintenance coordination the largest part of what the percentage buys on a house, and it is why houses price above condos on the same rent.
Seasonal work is the other difference. Heating checked before winter, gutters before autumn rain, and the yard on a schedule. Scheduled work is cheaper than reactive work, and annual inspections are what surface it before a tenant reports it. See repair costs.

Where the money goes
A furnace, a roof and a yard produce work a condo owner never sees. That is not a reason to avoid houses; it is a reason the fee sits higher than a condo suite carrying the same rent.
Against that, houses attract longer tenancies. Families move less often than single occupants, and a longer tenancy spreads the placement fee and reduces turnover frequency.
The net position is often better than the headline percentage suggests. Model the first-year total with placement included, as the fees page sets out, rather than comparing monthly rates alone.
